Uncommon Ground Group brings together four distinct Swan Valley venues—shaped not by a single path, but by many.
It began in 2000, with an electrician who bought a restaurant.
Over time, others joined: a winemaker, a cabinet maker, a corporate mind. Different trades. Different perspectives.
Together, they formed Uncommon Ground Group. We are the hands that design, build, craft, and pour. Different ways of thinking, grounded in a shared philosophy: do things properly, and do them with intent.
We don’t come from a traditional model of hospitality ownership. We come from making things—real things. Spaces. Structures. Experiences. That mindset runs through everything we create.
Each venue has its own identity. But beneath the surface, they’re connected by the same foundation: attention to detail, respect for craft, and the belief that great experiences don’t happen by accident.
The fingerprint in our mark is intentional. It represents the human touch behind everything we do. No two projects, venues, or experiences are ever identical—because neither are we.
We are not polished for the sake of it.
We are not uniform.

Chapel Farm Estate
Originally established in 1905, Chapel Farm spent over 90 years as a working farm before we took on its worn, weathered bones in 2000 and began shaping something new — a tribute to the Swan Valley’s rich land and layered past.
In 2021, we expanded the story, acquiring Jane Brook Estate and its vineyards from the Atkinson family, bringing together two properties grounded in legacy and built on love, grit, and hard work. Nearly every detail here tells a story — from reclaimed timbers of the Midland Railway Workshops, to stone sourced from Toodyay, to 200-year-old stained glass once set in an English cathedral.
We don’t promise perfection, but we do promise authenticity, heart, and a genuine love of hospitality — fresh, local food shared with good company, alongside wine from our vines, beer brewed in-house, and spirits from our copper still.

Taking on Oakover Grounds is more than just another chapter — it’s a continuation of the Uncommon Ground Group legacy.
A place already rich with history, now ready to be nurtured, reimagined, and brought into the fold alongside Chapel Farm Estate and Beelzebub Brewing Co.
Together, these venues form something bigger than themselves — a collection of spaces connected by land, story, and a shared commitment to authenticity, hospitality, and heart.
We don’t just take over venues. We take care of them. We listen to what they’ve been, and we shape what they can become.

Beelzebub Brewing Co.
Beelzebub Brewing Co was born from the depths of our wildest imaginations. With its name derived from the iconic line in Queen's legendary song Bohemian Rhapsody, our beer range pays homage to this rebellious spirit of mischief & temptation.
We don't just brew and distil. We conjure. We provoke. We challenge the norms with every drop we create. We honour age-old traditions, (like the dance of the hops and the chants of ancient brewing mantras), but we do it our way, all while thumbing our noses at convention.
We eschew the flashy and the faddish in favour of the timeless allure of a perfectly brewed pour. Our beers and spirits are not just products; they are manifestations of redemption and reverence.

Collector of Souls Distillery
Currently operating within the walls of Beelzebub Brewing Co. until we open the doors of Oakover Grounds.
Legend has it that the Distiller of Collector of Souls, known simply as The Collector, had a unique gift for crafting spirits that seem to capture the essence of each patron's soul. With every sip, customers experienced a journey of flavours that stirred their deepest emotions and memories.
Over the years, as word of mouth of the mystery Distiller’s gift spread, the Collector of Souls Spirits range became a sanctuary for those seeking solace or inspiration. Artists found muse in the swirling colours of their drinks, while lovers whispered sweet nothings over glasses of alluring elixir. Even the most hardened souls couldn't help but be moved by an unexplainable magic.
Some whispered that The Collector had made a deal with the devil to acquire his extraordinary talents, while others believed he was a guardian of lost souls, guiding them to redemption one drink at a time.
Regardless of the truth, one thing was certain- as long as there were souls in need of a drink, The Collector would be there, ready, pour in hand, to weave his magic once more.
